Greece Golden Visa Program

A pathway to European residency through qualifying investment in Greece. The Greek Golden Visa Program provides a renewable residence permit to non-EU nationals and their eligible family members through qualifying investments in real estate or other approved investment categories.

Application journey

From first signature to residence cards

The application sequence, step by step. Where a duration is not fixed in writing, we confirm it at eligibility review rather than guess.

  1. Preparation & due diligence

    Collect passport/KYC documents, arrange the required Greek tax and legal formalities, prepare powers of attorney where applicable, review source-of-funds/banking requirements, and select the qualifying investment.

  2. Complete the qualifying investment

    Complete the eligible real-estate or other qualifying investment and obtain the legal, banking and investment documentation required for the residence application.

  3. Submit Golden Visa application

    Once the investment documentation and applicant file are complete, the residence-permit application can be submitted electronically through the Greek system by the applicant's authorized representative where permitted.

    Immediately after the file is ready

  4. Application certificate / pending status

    Following proper filing, the applicant receives evidence that the residence-permit application has been submitted and is pending.

  5. Biometrics in Greece

    The applicant attends the required in-person appointment for biometric data, including fingerprints, photograph and signature.

  6. Government examination

    The competent Greek authority reviews the applicant's eligibility, investment evidence and supporting documents and issues its decision.

  7. Residence card production & collection

    After approval and completion of biometrics, the physical residence permit card is produced and subsequently collected or delivered in accordance with the applicable procedure.

Eligibility

What the program requires

Every requirement is set out in writing during the eligibility review, before you commit to anything.

  • Non-EU national

    The program provides a renewable residence permit to non-EU nationals and their eligible family members.

  • Qualifying real estate investment from EUR 250,000

    EUR 250,000 for special property categories (commercial-to-residential conversions and restoration of listed buildings); EUR 400,000 on the standard route outside designated high-demand areas; EUR 800,000 in prime locations including Attica, Thessaloniki, Mykonos and Santorini. The 400K and 800K routes require a single property of at least 120 m².

  • Or a qualifying financial investment from EUR 350,000

    EUR 350,000 in eligible Greek mutual funds or alternative investment funds; EUR 500,000 in Greek government bonds or a fixed-term bank deposit; EUR 800,000 in listed shares and corporate bonds traded on regulated Greek markets. A minimum holding is required.

  • Investment maintained for renewal

    The residence permit is valid for 5 years and can be renewed while the qualifying investment is maintained. There is no mandatory minimum period of residence in Greece to maintain the permit.

  • Family members under the same investment

    The main applicant can include eligible family members under the same investment.

  • One visit to Greece for biometrics

  • Citizenship pathway after 7 years

    For investors who establish genuine long-term residence in Greece: after 7 years of qualifying residence you may become eligible to apply for Greek citizenship, subject to actual residence, tax residency, integration requirements and successful naturalisation.

Five stages, no surprises

Every stage has a defined output and a named person responsible for it.

    We assess nationality, source of funds and family composition against current program rules.

  2. Investment selection and due diligence

    You select the qualifying investment route and due diligence is completed.

  3. Investment completion

    The qualifying real estate or financial investment is completed.

  4. Application and biometrics

    The application is prepared and submitted, followed by biometrics in Greece.

  5. Permit issued

    The five-year renewable residence permit is issued for you and every included family member.
